Top Tips On How To Select Your Builder

Updated: Jan 31, 2023

Not sure what to look for in a builder? We have put together some points to consider

The importance of selecting the right builder cannot be overstated. A good relationship with your builder can potentially save you time and money; and will result in the best quality build as well as the most enjoyable experience.

To find the right builder for your project, here are some things to consider;

Finding a builder locally can have huge benefits when it comes to your build. From time on site to knowledge of local planning permission and tradespeople, this will be invaluable.

Vet your potential builders by checking their accreditations and affiliations. Websites such as Federation of Master Builders have great search tools where you can find builders in your area and look at their references. All FMB members are vetted, independently inspected and are checked to ensure that they have the correct insurances in place. Checkatrade is also a good place to learn more. They offer stringent checks, which should give you more reassurance. Also, take a look at your builders website as well as social media profiles, to find out what work they cover and to see examples of their previous work. As well as their website, look at reviews online

Consider getting a quote from several builders and beware of too good to be true quotes. If one building contractor comes back with a quote for your work which is significantly lower than the other tender prices, you need to be suspicious. Also, ensure your quotes are detailed to your scope of works, so you have a good view of your costs and what is and is not included.

Your builder should have solid experience of the work you are expecting them to carry out — an office refurbishment is quite different from a bathroom renovation or new kitchen extension. Any good builder should also be able to demonstrate a sound, up-to-date knowledge of current building regulations.

Get a reference from previous clients and have a telephone conversation to understand their experience. Also, ask your builder to be taken to at least 2 live sites. This will give you the opportunity to see their quality of work up close, as well as getting an opportunity to see how they manage their sites. Ideally, ask to see the same site at several stages, to see progress.

And always enter into a written contract with your builder so that everybody involved in the project understands what has been agreed. A good contract can reduce the chance of confusion or disagreement, and provides peace of mind for you and your builder. As a final point, ask how communications will be managed during your project. There are bound to be challenges, so a firm process and agreed ways of dealing with the unforeseen will save you on problems down the line.
